Writing a Great Story Starts With Writing a Killer Paragraph.

Generally it is well-known that's introductions involve writing a short passage on the subject. The important point about writing a good introduction is to make it catchy to the reader. In order to do this it must capture the essence of the story and bring out this essence through an example. This is important as otherwise you won't be capturing the real essence of the story and people will read only just a few lines.

If you're going to start writing, make sure it's short intro. When readers see a headline they expect the writing below it to contain content which relates to that headline. There's only so much time a reader will spend with an intro about sports when the headline suggested the article was about vacations.

Even if the intro, at its end, would have captured the essence of what the author was trying to say. Ask yourself; is it short enough that a reader won't lose patience before the writing returns to the topic at hand?

If you look at the intro piece given above, you will find that it's really short. This is the kind of intro that works with the reader. Why? Here the reader is aware of the subject matter that they are reading, They are aware of the information they will be getting from the intro, in a general sense and so they know what they will get when they read the story.

Starting with a long introduction that appears to bear no relevance to the headline is the number one killer of otherwise good writing.

In case you use big anecdote, you must let your reader be aware of how it is connected to your subject, otherwise you will find that readers will opt out of reading your topic, even before you bring out your point.

More essence in fewer words; the function of an introduction is to convey something about your broader point.

If you want to do this right, you have to think about your intro in a broader sense and include those details which bring this out and leave out those that don't. So, if you have extra details such as dates, names, descriptions and diversions but which are not really necessary for the essence of the anecdote, do not mention them as they will only distract the reader.

In order to gain reader attention, you have to write out a good introductory passage by giving it that much thought and consideration. It is how you present the introduction that leads the rest of the story for the reader. So, think about our intro carefully and only put into it those details which help to do this and leave out those that don't.

We've discussed the basic premise of Search Engine Optimisation, (including factors pertinent to 'on-page' optimising) in an earlier feature. However, what really matters concerns off-page SEO. It's rather like a voting scheme. One website volunteers a link or vote to another website. They're suggesting the site is worth looking at.

The link has a couple of key features. Firstly it contains the specific URL of the page. And second, the 'anchor text' or 'keyword phrase' that is highlighted on the web-page for you to click. This equates to a vote being generated for that exact page. i.e. one vote towards this site appearing higher up in the natural listings when we type that phrase in the search box.

It always works in this way. There's an irrevocable connection between the page pointed to and the anchor text. Or the process can't happen. The Search Engines use the anchor text as an explanation of what the page is all about. It's ESSENTIAL to understand this - Your site will only come up in searches it has anchor texts for.

So it becomes obvious why 'CLICK HERE to learn more' has no SEO value. We've done no more than give those two words our vote! Who thinks of typing in 'CLICK HERE' when they're doing a search? Not a soul!

And that's exactly why you must consider your anchor text carefully. It signifies the keyword phrases that you want to rank for. (While we're on the subject - a search for CLICK HERE will always show Adobe Reader download in position one). Do Adobe think 'CLICK HERE' is an important term? No way! It's just that millions of websites have a link using those words to download Adobe Reader.

So to count a 'vote' for a web page, the Search Engines always go to the anchor text. It is the logical thing to do. How much 'clout' a donor site has is very relevant also - Back links that come from well-rated websites carry a lot more weight than links from less established sites.

It takes knowledge and skill to identify the best keyword groupings for your site. (Research your competitors well before you plump for yours.) It really boils down to one thing: When someone is looking for your product, what words do they use for their search? Find the answer to that, and you've got your keywords.

However, you can't just use your 'best guesses! Quite often, the phrases you'd expect to see don't rate very highly. We all have different ways of expressing ourselves. You may think to Google "quality mattresses" if you're hoping to sleep better. A different person though may choose to write the words 'I need to sleep better'.

Successful on-line marketing is about more than trusting vague hunches. We can't over-stress the need to TEST and MEASURE all the phrases you're considering using. The number of people visiting your site will be in direct proportion to the work you do in this area. An analogy could be drawn with a listing in the Business Yellow Pages. You're not going to get any enquiries for Car Repairs if you're indexed as a Hairdresser! It is just as crucial to get your keyword analysis correct. Then everyone who's looking for what you do will easily find you.

This information is based on reviewing data from across all of the advertisers withing the Google network. Remember that book by Stephen Covey that was printed in 1989, Seven Habits of Highly Effective People? In it's day it was a best seller, and even now it's still great advice. I found my old copy on my shelf the other day and I started to wonder... what would the seven habits of a successful real estate investor be?

I believe that none of the habits of a successful real estate investor are particularly extraordinary. In other words - anyone could be a highly effective real estate investor if they wanted to be. Of course, this is only my opinion, and the topic has not been subject to scientific study. But here's what I believe the seven habits would be:

Habit One: Know Your Goals

The first thing that most of the real estate investors that I know start out with is a goal. One of the investors I know in Toronto sold his home and bought two lots side by side on which he built a townhouse complex that had 8 units. Successfully completing that project gave him the start he needed, and now he has a company that sells and builds hundreds of homes every year. As with anything in life, goals that you set can be simple but may lead to big things; whereas larger goals may have to be broken down into simpler shorter term goals.

Habit Two: Make Your Money when you Buy

It's not a good plan to pay above current market value for a property with the expectation that the rent you will be able to charge will increase, the neighborhood will become more desirable, and/or the value of the property will go up. The tried and true principle for success in real estate investing is to buy a decent property below market value in a neighborhood that has potential for future growth.

Habit Three: Hire Help

Unless you want to take on a few extra jobs when you buy a property, I suggest that you think about hiring a property manager, an accountant and a real estate agent. The property manager can do repairs to the property and collect rent. The accountant can do your bookkeeping and yearly taxes, and the real estate agent can work with you to find more real estate investment properties. Just make sure that the people that you hire are trustworthy and will help you achieve your goals.

Habit Four: Use Just the Right Amount of Leverage

Leverage is a word you hear very often in real estate investing. Simply put, it's when you put less money down on a house then the house is worth. For example, if there is a $100,000 house you want to buy, you can put in $10,000. If that house then makes $5,000 a year, you have recouped half of your initial investment. But if you put $100,000 down on that same house, then you've still only recouped 5%. The bad news about leverage is the amount of risk involved. That $100,000 house could drop and only be worth $90,000 or $80,000. Then you would be in the position of owing more on the house than it's worth.

Habit Five: Find Good Partners

If you are starting out in the world of real estate investing without a lot of money, it's hard to reach your financial goals if you aren't willing to enter into partnerships with others. Your partners could be a family members, friends, colleagues, or even companies. I enjoy hearing success stories where someone with no money of their own enters into a contract on a property, but know they can make it happen by partnering up with another investor. My husband and I are millionaires from our real estate investing, thanks in great part to some of the partners that contributed equity to our investments along the way. Without them, we would likely only own half of the properties that we currently own today.

Habit Six: Be Persistent

The other characteristic of every real estate investor I have ever met is that they never ever give up. You will hear "No" a lot. Get ready to face the objections and find creative solutions. In our experience we've been turned down by:

- Potential partners that do not want to partner with you on a deal,

- The banks - on just about every deal we had trouble getting financing and had to deal with multiple lending issues,

- Family - parents are the most likely place to start. You may often be turned down, but when they do say yes, interest rates will probably be pretty low,

- Insurance companies - so few companies want to deal with out of province landlords and it seems like we've been turned down by nearly every company in Ontario where some of our properties are located (we live in British Columbia),

- Property Management Companies - it's possible that the property management company that you would like to hire doesn't want to manage your property.

But even when we've been turned down by all of the above at some point or another, we don't lose sight of our goals and keep pushing forward.

Habit Seven: Research - Always be learning

- The best investors are the ones that ask a lot of questions, keep their eyes open for new opportunities and do a lot of research. Many get right into the details of a city. They go to the municipal offices and pull the official plan. They get zoning details and applications. They talk to the city councilors about plans, they attend city council meetings and know everything that is happening in an area.

Not every good investor I know possesses every one of these habits. And I know there are habits that many good investors have that I haven't covered. But as I thought about the most effective and successful investors that I have met or read about, I realized that almost all of them did possess each of the above habits. And, that anyone could really do what they did if they set out to establish these habits and practices in their real estate investing.

By May 1941, the Thistlegorm was in her home port of Glasgow being loaded with supplies essential for the British 8th Army and the relief of Tobruk. Though described on the manifest as "MT" (Motor Transport), this - probably deliberate, non-description hid a wide array of Land Mines, Shells, Ammunition, Weapons, Bedford Trucks, Armoured Cars, Bren-Carriers, BSA Motorcycles, Trailers, Vehicle spares, Aircraft and Aircraft parts, Radios, Rubber thigh-boots - and a great deal more besides. To save cargo space, the Motorcycles were placed onto the back of the Bedford trucks - three at a time before loading. Finally, being a commercial company, the Albyn Line were also taking the opportunity to deliver two sets of rolling stock to Egyptian Railways - each comprising an 0-6-0 Railway Engine, one Tender and one Water Carrier - all six items being carried as deck cargo.

Because of her classification as an "Armed Freighter" the Skipper - Captain William Ellis, had an additional team of nine Royal Navy personnel on board to man these guns. Thus it was that on 2nd June 1941 Captain Ellis ordered the mooring lines slipped before easing his ship out of Glasgow - a port that neither the ship nor nine of those on board would ever see again.

Sailing independently down the west coast of the British Mainland, the Thistlegorm made good time to her secret rendezvous off the south coast of England. Here she joined a large convoy and, being Armed, was assigned a prominent position - towards the leading edge, by the Convoy Commodore. With Axis Forces occupying almost all of the northern Mediterranean coastline - and Malta under constant siege, the safest route to Alexandria was via South Africa. This was a lengthy detour - although the journey was, nevertheless, uneventful. After refuelling in Capetown - where they were joined by the Light Cruiser HMS Carlisle - a Light Cruiser of 4,190 tons, the Convoy proceeded up the east coast of Africa before finally entering the Red Sea.

By the time they arrived at the entrance to the Gulf of Suez it was the third week in September and the Thistlegorm was immediately assigned to "Safe Anchorage F" to await further instructions. The Master let out the starboard anchor and some 250m of chain and allowed the gentle current to push the vessel back until he was satisfied that all was well. This was "good holding ground" and, at long last, the main engines were closed down. All they could do now was wait for clearance to proceed through the Suez Canal to Alexandria.

These were difficult times and getting through the Canal was dependent on several factors. Enemy activity over the Canal - especially air raids from German aircraft based in Crete, cargo priority and how long other vessels had been waiting, all had to be taken into consideration. At this time, however, two vessels had collided further up the Gulf of Suez and were virtually blocking the entire entrance to the Canal - an event that led to the "Thistlegorm" - with her much needed and valuable cargo, remaining at anchor for a full two weeks.

Up until now these "Safe Anchorages" - each with it's own letter of the alphabet, were regarded as exactly that, Safe! There were no enemy ships and enemy aircraft rarely ventured this far south. This was, however, all about to change when German Intelligence received information that a large troopship (possibly the Queen Mary) was due to travel through the Suez Canal with 1200 reinforcement British Troops destined for North Africa.

Having mastered the relatively new skill of night flying, Heinkel He 111's from II/Kg26 (No 2 Squadron 26th Kamp Geswader) based in Crete were alerted to the possible presence of such a large vessel. Their task was to seek and destroy. At 2250 hours on 5th October 1941 two twin-engine Heinkels crossed the north Egyptian coast heading southeast in search of this prize.

Aided by a clear moonlit night, they searched in vain for the big ship until fuel levels became critical. Then, just as they were on the point of returning home "empty handed," one of the pilots spotted a ship at anchor. Turning away in order to put his aircraft in the best possible position for an attack, the pilot turned again as he continued to lose altitude. He came in low over the sea and, as he approached the bows of the Thistlegorm, he released two bombs right above her.

Both bombs penetrated No 5 hold - aft of the bridge, detonating a great deal of ammunition and the resultant explosion sent the two locomotives spiralling into the air as the ship was ripped open like a huge tin can. Even to this day, the rear decks are peeled back towards the Bridge leaving many a Diver wondering what exactly he is looking at. Some contemporary accounts have even described this as "Armour Plating!"

The vessel began to sink and the crew quickly abandoned ship - with hardly any time to launch the lifeboats, most of them leapt straight into the sea. One injured man, however, was trapped on the blazing deck and desperately needed help. Crewman Angus McLeay wrapped some rags around his bare feet and ran across the hot steel plates and rescued him - an action for which the 30 year old McLeay from Stornoway was awarded the George Medal and Lloyd's War Medal for Bravery at Sea. Caught unawares, the Thistlegorm had been given no time to defend herself and badly damaged, she quickly sank - the event was timed at 0130 hrs 6th October 1941. Captain Ellis and the other survivors were rescued by HMS Carlisle and then taken to Port Tewfik where he reported that four members of his crew of 39 and five of the 9 Royal Navy ratings had all lost their lives. Such was the part played by Captain Ellis in the evacuation of his ship and the saving of so many lives, he was subsequently awarded the OBE - for "Services to the War Effort" by King George VI.

The spectacular loss of the Thistlegorm, however, had lit up the night sky - revealing more vessels at anchor to the retreating German aircraft. From that moment on, those hitherto "Safe" anchorages would never be quite as safe again.
